I thought was the last edition (11th), but it’s the 10th edition when I received… they should have posted and said which edition the book was and should not use the wrong cover for the ad (different edition, use different color for the book cover). The product description should have been more details.

The book came in less than a week and was in great condition. The seller was also a great communicator and I sent a couple of e-mail and he or she wrote back within 24 hours. Overall, really great service, even though this is the first time I have shopped with this seller, I would highly recommend this seller.

The shipment arrived in time as expected at the time of placing the order.

While ordering the item, the display showed the 11th Edition but the shipped book was 10th edition. This is one of the problem that I faced with this particular purchase through Amazon.

I’m shocked that anyone would give this book more than two stars. I’ve been studying for my California’s brokers license and I’ve had to use books by Walt Huber because they seem to be the only ones used by the schools offering the courses required to qualify to sit of the real estate licensure exams. I have found each one of these books to be terrible. I would give each one no more than one star. They are poorly organized, gramatically so poor that it is difficult to understand, incorrect when it comes to some of the answers to the end-of-chapter questions and — worst of all — inappropriately opinionated with the author expressing opinions as facts throughout the book. What irks me the most is that this seems to be the book that all schools offering the required courses for real estate licensure use. There’s some sort of monopolistic practice going on here that stinks. It’s preventing others from offering a better product and is probably financially benefitting someone. I would say “Don’t buy this book or any others by Huber” but if you want to be a broker in California, it seems that you have to do so.
